Document software for property managers
Applicant documents you can read, and leases you can check for changes after signing.
Document software for property managers: applications you can read, leases you can trust.
The short answer. A rental application arrives as phone photos of an ID, pay stubs and bank statements, and a lease travels back and forth as a PDF. DocSupra makes the photos readable, can combine them into one multi-page PDF, tells you whether a pay stub, a statement or a lease was changed after it was first saved, and shows the lines that changed. Applicant documents stay on your own machines.
Two things go wrong in leasing paperwork: documents you cannot read, and documents that are not what they were. The first costs a phone call. The second, a rent of $1,450 that became $1,650 in a copy nobody compared, costs much more.
What a leasing office uses it for
The copy you sent against the copy that came back: identical bytes, or the exact lines that differ, page by page. When the earlier version is still inside the file, you can download it.
Whether a pay stub or bank statement was saved again after it was issued, when, and with which software.
Photos straightened, shadows evened and text sharpened; IDs kept exactly as shot, in colour.
A single combined multi-page PDF is easier to review than many separate photos. The landlord preset is a starting point you can adjust.
The applicant photographs each document on a phone; the phone checks it and makes the file before it is sent.
Each batch can be recorded to a log with hashes and verdicts, chained so it cannot be edited afterwards.
How an application goes through
Send the capture link
One link per applicant, with your office’s name and a reference.
Drop what you receive
In the Enterprise Compliance Studio, drop the applicant’s files and read the verdict for each.
Check the income documents and the lease
The integrity column flags files that were edited; open any of them in the Integrity Scanner for the full report.
Keep the file and the record
Export one ZIP per batch with the audit CSV, and record the batch.
What it is not
It is not tenant screening: it does not run credit or background checks and it does not decide who qualifies. An edit signal is a fact about a file, not a finding about a person. DocSupra does not certify that an organisation complies with any law, does not decide whether a document is genuine and does not give legal, tax or financial advice. Presets marked as a starting point have not been verified against a specific portal: confirm the current limits with the receiving body.
What it costs a team
Both plans include the same software. Corporate Studio adds people, a named support contact and invoice billing.
Prices are in USD and exclude any tax that applies in your country; Stripe calculates it and shows it before you pay. Only the monthly plans renew, and they cancel in one click from the Stripe receipt.

How can I tell if a lease was changed after signing?
Drop the PDF into the Integrity Scanner. If it was saved again after it was first written or signed, the scanner lists the revision with its date and software and the lines that changed, and lets you download the earlier version when it is still inside the file.
Can it tell if a pay stub is fake?
It tells you whether the file was changed after it was first saved and how. It does not decide whether a document is genuine.
Do applicants’ documents get uploaded?
No. Files are read on the machine that opened them, and a capture link processes the photo on the applicant’s own phone.
Is this a tenant screening service?
No. It prepares and checks the documents themselves. It does not run credit, eviction or background checks.
Which plans include it?
It is part of both team plans: Professional Team ($149 per month, up to 3 people) and Corporate Studio ($349 per month, 10 people included and $29 per extra seat, up to 500 people).
